How do you do that? Well, there are many ways. Number one, talk to people in your building, talk to people in neighboring buildings, or just your whole neighborhood, right? See who they know that might want to move into the area.
Doormen, they’re great, talk to them, who do they know. I would try and find agents because most properties do sell with the buyer’s agent. So talk to those buyer's agents, and see if they have any leftover buyers for your home or if you can’t find the buyer’s agents, then go and talk to some selling agents. See if those listing agents might have any extra buyers who came to their properties and are still looking for a new home.
I know we have another video for how to price a property right, but it is so smart.
Think about it this way, if you have a slinky at the top of a staircase, right? The slinky is just going to keep falling and falling down all the stairs. And if you start high, then you’re going to have to drop your price to catch up to where the market was previously.
And then you might wait another couple of months, and you’ll have to drop the price again. But if you would have started at the beginning priced right, you would have gotten a higher price. I hope that makes sense.
Lastly, I’m sure you know this, but you really need to stage your home.
It’s a mouthful, I know. But what I mean by that is people are actually going to buy a property for themselves to live in, when they have some sort of an emotional connection to it, and they’re thinking, “Oh, this is what I want people to see me as. I want them to look at me living in this type of a home.”
So good luck, you’re going to have to make it look like you don’t live there while you live there. We highly suggest, and what we usually do is we’ll bring a little bin so that we can put personal items away. Please, put it all away, hide it when you’re showing it, hide it for photos. Allow people to come into the home and see a blank slate so that they can see themselves in the property.
Try to put something in your apartment for each of those. Have a fuzzy pillow somewhere, and have a beautiful candle or flowers that smell great.
I know that we usually have some sort of snack or beverage so that people can actually feel what it would be like to live in that home. What would it be like to have their friends over and entertain, or even just a significant other over to entertain?
