Why List Your Home During the Winter

Less Competition

There are fewer properties for buyers to look at during the winter, which means there is less competition for you as a seller. Less competition = more money. As the warmer months approach, the supply of listings increases substantially, which means lower demand for your home.

Winter Buyers Are More Serious

If your property is up for sale in the winter and someone is looking at it, chances are that person is serious and ready to buy. Buyers who don their winter boots and mittens to go house hunting are serious. They aren’t just looky-loos or nosy neighbors.

Corporate Transfers

Statistically, January & February are the highest months of the year for corporate employees transferring and relocating. This makes listing during the winter months an opportune time since transferee’s cannot wait until spring to buy.

Loans Can Be Processed Quicker

Because  inventory is generally more limited during the winter, lenders tend to be less busy. This means that when your buyers are ready to go under contract, they can get their financing ready to go that much faster, and everyone can make it to closing quicker.
